Jim White brings over 20 years of experience in the commercial real estate market to his role as a Director of Operations of EdgeCore Real Estate Group. Mr. White’s expertise encompasses multiple regions with an emphasis on Southern California. His career has focused on both the direct participation and oversight of large portfolios for engineering operations and construction supervision.
Mr. White’s track record in his ability to maximize system performance is unsurpassed. His extensive resume includes 5 years as Operations Manager for MPG Office Trust (formally Maguire Properties) where his role included direct management of all activities relating to the maintenance and repair of over 3 million square feet of office product. Responsibilities included operations of the HVAC, mechanical and ancillary support systems, fire detection and protection devices, plumbing and electrical systems. Mr. White negotiated all service contracts and capital improvements. He established and coordinated all preventive and predictive maintenance programs. Mr. White had oversight for compliance with City, State and Federal code requirements including ADA, OSHA and EPA equipment certifications and inspections. He had direct accountability for budget development and due diligence for product acquisitions and dispositions, as well as the placement and evaluation of all engineering personnel. Mr. White also provided construction supervision for in-house, turn-key tenant improvements which included coordination with contractors to provide the highest level of service at the lowest possible cost, creation of bid specifications and facilitation of the generation of RFP’s.
Mr. White’s previous roles included Operations Manager for CommonWealth Partners, where he was responsible for their San Diego portfolio; prior to that, he was a Chief Engineer for Trammell Crow where he was responsible for the operations of the Irvine Company’s San Diego portfolio.
Mr. White holds multiple licenses and certifications including BOMA Systems Maintenance Technician and EPA Technician for Universal Refrigerant Recovery Systems.
Prior to entering the property operations field, Mr. White was an officer in the United States Merchant Marines.
