Eric Grumann is a Principal of EdgeCore. He brings 15 years of experience in the highly specialized field of construction coordination and project management. His depth and industry insight evolve from a career that incorporates multiple disciplines including: design, engineering, general contracting, construction coordination and project management. His expertise uniquely positions him to successfully manage a wide range of projects, of any level of complexity, from initial project development through the completion of construction. His techniques can be applied from a single construction assignment to range of projects over a portfolio of assets.
With direct coordination and contractual responsibility for millions of square feet of commercial tenant improvement construction, capital improvement projects, ground-up development, retrofits and the value-add repositioning of assets, Mr. Grumann has a proven track record that reflects the successful representation of landlords and tenants. Over his career he has established an unprecedented reputation for his attention to detail, timely and cost efficient completion of projects, and minimization of risk to his clients. His long-standing relationships with major vendors ensures that each assignment receives the most competitive pricing, rigorous scope of work and the highest quality of service. He specializes in site feasibility studies, site analysis, strategic planning, budget and schedule development, consultant team qualification and selection, contractor selection and contract negotiation, construction management, value engineering, and relocation management.
Mr. Grumann most recently held the position of Senior Manager, Construction for Maguire Properties (now MPG Office Trust). In this role he was responsible for managing all construction activity within Maguire’s 13 million square-foot Class A office and retail portfolio located throughout Orange County and San Diego. During his tenure, he successfully managed over $50 million of construction with projects ranging in size and complexity from $250,000 to over $10 million.
His previous roles included Senior Construction Manager with Equity Office Properties in Southern California, where he had direct oversight and management of all construction activity for a 10 million square foot Class A Office Portfolio. During this tenure, he successfully managed over 1 million square feet of construction projects including tenant improvements, asset repositioning, and ground-up construction. Prior to joining Equity Office, Mr. Grumann was a Project Manager for Swinerton Builders in Denver, Colorado, where he participated in both ground-up construction and tenant improvement projects. He also held the title of Structural Engineer with Jackson Engineering where he focused on structural engineering, foundation design, and soil testing & analysis.
A graduate of the University of Colorado, Mr. Grumann holds a Bachelor of Science degree in Civil Engineering and has his E.I.T. Certification. Mr. Grumann also has completed the Real Estate Finance & Development Certificate Program at the University of San Diego and is a LEED Green Associate.
